 Want to save money on your home inspection?

Choose my Four-Point Inspection. This four-point inspection will cover the heating/air conditioning, roof, electrical and plumbing systems, in other words, this inspection will cover the major components of the house. I will inspect the heating and air conditioning systems such as the furnace, boiler or baseboard heating including the venting  and gas supply pipes. I will also inspect the main electrical panel along with any sub panels and outlets including GFCI and AFCI. I will inspect the roof system describing the condition of the coverings the estimated age the type of framing and sheathing used, if possible and the condition of the flashings. I will also inspect the plumbing system including the hot water tank, the main supply line, fixture supply and drain lines, the water pressure and if there are shutoff valve in place.

What this inspection doesn't cover are items you may want to inspect yourself such as describing the floor coverings (carpet, ceramic tile, linoleum etc.), whether the windows and doors are operating as intended, the condition of stairs and handrails, the type of and condition of siding installed on the house (aluminum, vinyl, stucco etc.), fireplaces, the types of indoor wall and ceiling covering (drywall, lath and plaster etc.), smoke and carbon monoxide detectors, kitchen and bathroom cabinet and countertop conditions, the condition of the garage door if applicable, decks and patios, the condition of the driveway and walkways, appliances, closets, ceiling fans etcetera.

These items are generally easily tested by the average home buyer and in fact save me time by not having to report on them, because we won't have to spend as much time at the inspection and I won't have to spend as much time on the report I can help you save money by giving you a discount on your inspection.

What you should look for when hiring a home inspector

An inspector that will actually answer his phone when you call. If they won't answer their phone when you want to hire them, do you think they will answer their phone after they have cashed your check?

  The second thing you should look for is a qualified home inspector, someone who is looking out for your best interest. My services will protect you both health-wise and financially.

The third thing you should look for is an inspector that will deliver your home inspection report to you on the same day as your inspection. You don't have a very long contingency period so you need an inspector that is not going to drag his feet in getting you your report. 

If you do call another home inspector ask them if they are willing to provide you with all of the services that I provide to all of my clients. You may be able to find a cheaper inspection but you will not be able to find a more valuable one.
